The Market Appraisal is completely free and will take about 1 hour of your time.
It is recommended that one of our property professionals carries out a Market Appraisal to advise you on price and saleability.
One of Four Walls Online's property professionals will need to have a look around the whole property including any outside areas. The agent will ask some questions regarding the property relating to any works carried out, length of leases etc. They will be able to answer any questions you might have and we will talk through the process of selling, the packages we offer, and which package would best suit your needs and budget. The Market Appraisal will usually take around 1 hour.
We recommend giving your property a little spruce up prior to marketing to ensure you present the property at its best and achieve the best possible sale price.
You can log in your account and instruct Four Walls to sell your property via the 'my area' section of your account - or you can call us on 02920 434 444. We will then arrange to visit your property to take photography and collect the details we need for your Property Marketing, and carry out the relevant checks required to sell your property. We aim to launch your property for sale within 3 working days.
Yes, legally you need a valid EPC available within 7 days of your property being placed on the market. Four Walls Online can help with this at the cost of just �55, or you can choose to arrange an EPC by clicking the EPC box at the point of instucting whilst logged in to the 'my area' section of your account.
If you choose the Build Your Own package you pay upfront upton instruction for 6 months marketing. If you choose the Four Walls Complete Package, the commission is payable on completion.
Once an EPC has been ordered or provided, we have had written confirmation from you that you are happy with the sales brochure created and all relevant documentation has been seen or completed - we can launch your property for sale within 3 working days.
No this is included as standard in all of our packages.
No, it is entirely up to you if you want a 'For Sale' board displayed outside your property.
The Open House will include us texting and emailing all our relevant applicants prior to the event, advertising the Open House on Rightmove and our Four Walls website and advertising on social media. We will conduct the Event on a day that best suits you. All Open House attendee's will have to pre-register and will be fully accompanied whilst vieiwng your property. Open Houses are a great way to market properties which are in high demand as you won't have to prepare for multiple viewings; all the viewings will be carried out on the same day by a property professional, and if successful, tend to generate offers quicker as viewers are aware of the competition.
Sales Progression starts with us sending out the Memorandum of Sale - which is a confirmation of the agreed sale price and information regarding the property to all parties and their solicitors. To save you the time and energy, we then make all the neccessary contact with all parties as well as mortgage advisors, solicitors, and surveyors up until completion. We keep you updated throughout the process to make it as hassle free as possible for you.
Boosting your property advertising through targeted Facebook and Twitter campaigns to reach additional potential buyers who may not have seen your Rightmove listing.
A Premium Listing is a way to make your property stand out against your competition. By selecting this add on your property will be highlighted when potential buyers are searching on Rightmove. You will also be able to display more pictures and have your text in larger writing. Rightmove say by doing this your property will get 35% extra views than those without this option.
Yes, if you've selected our 'Build Your Own' package you will need to purchase the 'Accompanied Viewings' add on, and if you've selected our 'Four Walls Complete Package' viewings are included. We will carry out viewings at times that are convenient and have been agreed with you.
